How are the values in the Property / Total Building Availability Widget calculated?
An overview of how the values on the Total Availability Widget are calculated in CoStar Brokerage Applications. This widget can be found on or added to the Property Dashboard.
General rules for Availability calculations
There are general rules which determine whether to base the Availability calculations on the Property record itself, or on the Spaces associated with that Property.
Note: “Included in Statistics” means the Include in Statistics setting is either checked (if a checkbox) or set to “Yes” (if a pulldown field) on the Property, Space or Availability Record.
Rules for Available Properties that do not have any available Spaces:
If the Property is available (for Available SF calcs),
And the Property and Property Availability records are active,
And the Property and Property Availability records are included in Statistics,
Then calculate the Availability metrics based on the Property and Property Availability data.
Rules for Properties that are not Available and that have at least one available Space:
If the Property is not available,
And at least one Space is available,
And the Space and Space Availability records are active,
And the Space and Space Availability records are included in Statistics,
Then calculate the Availability metrics based on the Space and Space Availability data.
Rules for Available Properties that have Available Spaces:
If the Property is available,
And at least one Space is available,
And the Space and Space Availability records are active,
And the Space and Space Availability records are included in Statistics,
Then calculate the Availability metrics based on the Space and Space Availability data, not based on the available Property. This prevents duplication of SF in the calculations.
Individual Calculations
Here are the specific calculations for each of the fields that display on the widget (Space SF below reflects either the Total Building SF or the Space SF, based on the rules established above):
Total Available SF
= Sum of Space SF
Where the Space is available,
And the Availability record is included in Statistics
For Lease
= Sum of Space SF
Where the Space is available,
And the Availability record is included in Statistics,
And the Availability Vacancy Type = Direct.
For Sublease
= Sum of Space SF
Where the Space is available,
And the Availability record is included in Statistics,
And the Availability Vacancy Type = Sublease.
Min Available
= Min (smallest) SF of Space Min Divisible SF
Where the Space is available,
And the Availability record is included in Statistics.
Max Contiguous
= Max (largest) SF of Space Max Contiguous SF
Where the Space is available,
And the Availability record is included in Statistics.
Total Vacant
= Sum of Space Vacant SF
Where the Space record is included in Statistics.
Note: The Space does not have to be available!
Total Available Vacant
= Sum of Space Vacant SF
Where the Space is available,
And the Availability record is included in Statistics.
Direct Vacant
= Sum of Space Vacant SF
Where the Space is available,
And the Availability record is included in Statistics,
And the Availability Vacancy Type = Direct.
Sublease Vacant
= Sum of Space Vacant SF
Where the Space is available,
And the Availability record is included in Statistics,
And the Availability Vacancy Type = Sublease.
Occupancy
= (Building SF - Sum of Space Vacant SF) / Building SF
Where the Space record is included in Statistics.
Note: The Space does not have to be available!
